Tips That Will Help You To Sell Your Home For More Money

Selling a house can be a stressful experience to say the least. For this reason, you need to make sure that you streamline the process and that you also choose an agent who is able to minimise any worry and stress. If you have already done this, then there are a few other things that you can do to try and help yourself.

Asking Price

You are probably going to be facing a lot of conflicting reports as to whether house prices are rising or falling. At times you may find it hard to know which one you should believe, but you need to understand that there are contradictions because every report will rely on different data.

You also need to know that they are all averages and that it is more than possible for your home to fetch more or less depending on the area and the street. So try not to be swayed by newspaper reports when establishing an asking price, and never under-price your property when selling it on the market.

Kerb Appeal

A potential buyer can be put off your home entirely before they even walk in the front door if you do not make a good first impression. You need them to see the driveway or even the path leading to your home in the best possible light, so they know what to expect when they walk in.

For this reason, you need to create something that is going to establish a very long-lasting impression. Measure up the exterior of your home and also make sure that it is up to scratch. You also need to put up a few hanging baskets as this will add colour, or even plant some bedding flowers. Bins should be moved way out of view if possible as well, as this will help your buyer to see your home in the best possible light.

De-Clutter

It’s so important that you make your home as attractive as possible. Your buyer should never feel as though they need to overhaul the entire décor, but they should feel as though they can do something to the home when they move in.

If you want to ensure this then try and freshen up a few of the rooms throughout your home. Neutral paint is certainly the way to go, and you would be surprised at how much of a difference it can make to your selling potential. Your rooms should also be clutter-free where possible.

A mirror in the hall can really give the illusion of space, and flowers can freshen up the home too. Remember that your kitchen is the biggest selling point for your home, so give it a good clean and also make sure that the surfaces that you have are spotless.

Define your Rooms

Buyers need to be able to see themselves in your house. Each room needs to have its purpose highlighted, so if your dining room is full of clutter or even exercise equipment then this does need to change. You also need to clear up any bedrooms that are being used for storage. The buyer needs to be able to see potential in the home and they also need to be able to see where to put their own items too. If they can’t do this then you may be lowering the selling potential by a significant amount.

Stay out of the Way

When buyers come to look at a property, they don’t want to feel as though they are having to look around you all the time. They don’t want to be followed either, so let them wander around freely. You want them to feel as comfortable as possible at the end of the day, and the more you are able to do this, the more they can then take in the true appeal of your home. After the viewing, you also need to ask them if they have any questions so that they can find out everything they need to know.

Repairs

If your property is in dire need of repair, then now is most certainly the time to get that done. You have to make sure that you are minimising the amount of work that your buyer needs to do because it is only by doing this that you will go on to make a profit. If you need to do some extensive roof work to your home, then BNW Builders are a great choice.

Choosing the Best Buyer

When you have a few offers on the table, you then need to make sure that you choose a buyer that is reliable. Safe buyers include ones that have sold their homes already, and those who have no chain. Buyers who are in rented accommodation are also an ideal choice. You need to bear in mind that you might need your home to sell quickly, and that this may mean accepting a lower offer.

That is so interesting to read. Houses in the States sell so fast, don’t they? Here in Europe it’s way slower and sometimes it takes months to sell the house and there are rarely more than one potential buyer. Great post, I’m sure will be very useful for anyone selling a house.
